The villa is situated in a prime location in Ljubac directly on the natural beach. The former fishing village of Ljubac is located at the northernmost end of the popular region of Dalmatia in a picturesque bay. Ljubac is 20 km from the 3,000-year-old harbour town of Zadar with its international airport and is therefore very easy to reach. The European motorways E65 and E71 are only 25 km away. This means that Ljubac is also very easy to reach by car from Central Europe. From Munich, for example, it is only around 750 km.
The popular region of Dalmatia combines historic towns, plenty of water and scenic beauty with southern sunshine and lightness.
Modern luxury in a direct beach location: The exclusive premium property, which was completed in October 2022 and consists of two modern and luxuriously fully equipped villas, creates various individually designed retreats and at the same time offers plenty of space for shared moments with friends and family.

The house has two car parking spaces. An XXL garage with a storage room and eMobility connection on the neighbouring property can be purchased at a later date.
There is a fully equipped pool area on the property, surrounded by a lovingly landscaped garden with palm trees and Mediterranean trees and plants. The partially covered terrace offers sufficient sun protection until the evening hours.
The approx. 710 square metre plot, in the immediate vicinity of the beach, was designed to a high standard by a garden architect and given a Mediterranean touch with old olive trees, palm trees and lavender. A fully automatic irrigation system and a camera surveillance system with alarm system ensure security in the event of the owner's absence. The German company "PIAZZA Wohnkultur" from Hamburg was involved in the high-quality interior design.
The luxurious lounge furniture also comes from a German company, "IKONO" from Paderborn. The numerous large-format paintings by modern international artists are included in the total price. High-quality "Antique Burgundy Pavers" natural stone flooring from France was laid in all the bathrooms. The showers are made of "Antique Grimaud Limestone" natural stone from France.
The sanitary facilities are from the company "Villeroy&Boch", all fittings from the company "AXOR".
The high-quality and partially walk-in wardrobes installed in all rooms were manufactured by the PeSe joinery from Sylt, Germany.
The multi-layered lighting concept has various levels, some with indirect lighting. The high-quality fitted kitchens (with branded built-in appliances), which were also made by the German joinery PeSe, allow you to cook to your own taste if you don't feel like visiting one of the neighbouring restaurants or bistros.
